Property Management  

Schedule of Fees:

For the management of property, or fee is 10% of the monthly rent. This is discounted if you have multiple properties. Our leasing Fee for placement of a tenant in the property is 50% of one full month's rent. Our fee for negotiating a renewal and preparing a Lease Modification is 25% of one full month's rent.

Services (Including, but not limited to):

  •  Advertise, take rental calls, and show the property.
  • Screen applicants.
  • Prepare Lease Agreement and Addendum as necessary.
  • Move-in Inspection Report.
  • Security Deposit Escrow.
  • Handle resident requests.
  • Arrange for repairs.
  • Collect rent.
  • Provide monthly and end of year financial reports to owner.
  • Do interim inspections and provide preventive maintenance to enhance value of owner's investment.
  • Move-out Inspection Report and return of Tenant Security Deposit (if applicable).
  • Provide emergency number for tenants maintenance issues.

What we do that other companies may not:

  • We tailor our lease agreement to the needs of the individual property owner and the uniqueness of the property.
  • We perform a thorough credit verification on all adult applications. We also check rental references and verify employment and income.
  • We have no in-house maintenance staff to keep profitable. We are more than happy to utilize repair preferences, we utilize knowledgeable, licensed and insured repair personnel. We do not attach a markup on the billings they provide.
  • We do interim inspections to insure tenants are maintaining the property and to assess preventive maintenance needs.
  • We are familiar with the current laws and abide by the Virginia Residential Landlord Tenant Act.
